46o marsh

460 Marsh is a 4-unit, 3-floor townhome condominium project at the southern edge of historic downtown San Luis Obispo. The building is constructed on a narrow lot in a highly visible area of the historic core, and surrounded by restaurants, commercial property, and the primary entry corridor into the center of town.

The project design balances scale, materiality, and formal articulation to deliver a vibrant landmark building at the entrance to town while providing private, refined, spacious family homes. A sophisticated material palette and circulation cores articulated artfully on the main and rear façades break down the building’s overall mass while orchestrating a cohesion that expresses each unit formally within a clear architectural cadence.

 The ultimate result is a “gateway” landmark building at the start of downtown which complements the current mix of uses in the surrounding neighborhood and provides a unique, compact residential development — a typology currently drastically underrepresented in the downtown area which promises to bring new life into an underutilized area of town.
